North York Full Home Renovation

A 1,800 sq ft detached home in North York purchased by a young family who knew it needed everything. Original 1970s layout, aging mechanicals, and a closed-off floor plan that felt small despite the square footage.

Lepata performed a complete gut renovation: all walls opened to the studs, all mechanical systems replaced (electrical panel upgrade, new plumbing stack, high-efficiency HVAC with ERV), and the entire main floor converted to an open-concept layout. Two load-bearing walls were removed with engineered steel beam replacement.

The new kitchen features full-height custom cabinetry, a 9-foot waterfall quartz island, and a butler's pantry tucked behind the kitchen a feature the homeowners asked for specifically. Upstairs, all three bedrooms were reconfigured to accommodate a larger primary ensuite and a proper laundry closet on the bedroom level.

The exterior received new windows throughout, updated soffit and fascia, and fresh landscaping. From the street and inside, the home reads as new construction. Total project duration was 22 weeks.
