"This was a fantastic experience renovating our whole main floor. This included taking out a wall and beaming the ceilings as well as putting in a new custom kitchen and a feature fireplace. There was excellent communication and advice given to us throughout the process. Would highly recommend Lepata!"

Home Renovation FAQ for Toronto & the GTA

Complete home renovation costs vary depending on the size of the home, existing conditions, structural and layout changes, kitchens and bathrooms, mechanical upgrades, and level of finishes. We provide detailed pricing once the project scope and requirements are defined.

Smaller renovations may take 1–2 months, while larger or more involved renovations can take 4–6 months. Timelines depend on the scope of work, structural changes, level of detail, finishes, permit requirements and material lead times.

For full gut renovations, yes, there will be periods where the home is not habitable (no kitchen, bathroom, heat). For minor renovations, there is usually no need to move out, and we work with you to make the necessary accommodations and minimize disruption. For partial renovations, we work with you on phasing to minimize the time you're displaced. We discuss this in detail during the planning phase.

Yes. Load-bearing wall removal is a core part of what we do. We work with structural engineers to design appropriate beam and post solutions and ensure the loads are properly transferred through the structure to the foundation. We then manage the permit and inspection process. It's one of the most impactful changes for open-concept conversions.

In practice, contractors use these terms interchangeably. A renovation typically restores or upgrades existing elements; a remodel changes the function or layout.

A clearly defined scope and fixed-cost proposal help establish the project cost before construction begins. We review the work in detail upfront, account for known project requirements, and use a formal change order process if the scope changes during construction.
